Temporary weather-proofing and structural supports are installed to protect the site and workers from the elements. External washroom facilities are set up for the convenience of the construction team, and temporary electrics are installed to power tools and equipment.

Week 1

Bulk Soil Excavation and Disposal


The bulk of the soil is excavated from the site, creating space for the construction of the basement and other structural components. The soil is then disposed of responsibly, adhering to environmental regulations and ensuring minimal impact on the surrounding area.

Week 9-11

Basement Floor Construction


A reinforced basement floor slab is created to provide a sturdy and durable foundation for the basement. This process includes incorporating a sump and drainage system to manage water effectively, ensuring the basement remains dry and functional over time.

Week 14

External Light Wells and Interior Formation


External light wells are constructed and formed to enhance natural light within the basement. A Cat ladder is installed in the light wells for maintenance access. Inside, metal stud dry lining is built around the external wall perimeter, and the wall cavities are filled with quilted insulation to improve thermal efficiency. Internal partitions are formed to define spaces, and a new suspended ceiling is constructed to complete the interior framework. During this period, all first and second fix electrics and plumbing are also carried out, ensuring the space is equipped for functionality.

Week 17-22

Final Inspection and Handover


The project concludes with a Building Control Final Inspection to approve the completed works and ensure compliance with regulations. Once approved, the site is cleared of construction materials and debris, leaving it clean and ready for use. The final handover is conducted, marking the completion of the job and the successful delivery of the project to the client.

Excavation and Structural Preparations


Excavation and underpinning commence to stabilize the foundation, forming a strong base for the structure. During this phase, below-slab concrete padstones are installed to support the building’s structural elements and prepare for future enhancements.

Week 12-13

Structural Modifications and Steel Installation


Existing brickwork is cut into to accommodate structural enhancements, marking the transition to the reinforcement stage. Structural steel bearing spreader plates and concrete padstones are installed, followed by the fitting of heavy-duty steel beams and universal beams. These reinforcements strengthen the structure and prepare it for subsequent construction phases.

Week 15-16

Waterproofing and Insulation


A cavity drain waterproofing system is supplied and installed to prevent water ingress and protect the basement from dampness. All necessary sealing is carried out to ensure the system’s effectiveness and longevity.

Week 23-27

Final Structural Work and Finishes


The existing doorways are sealed to align with the new layout, while a new stairwell is installed to improve accessibility. A close-tread softwood string staircase is fitted, providing both durability and aesthetic appeal. All second-fix tasks, including electrics, plumbing, skirting, doors, and architraves, are completed, finalizing the interior construction.
