At Attico Construction we provide a comprehensive package of loft conversion services, which include an all in one design and build package or a more customisable service if preferred.
So, if required, Attico Construction can oversee every step of the loft conversion process, from planning and approval, right through to construction. Alternatively, we are more than happy to cater to your specific needs, for example if you have your own architect and/or structural engineer that you would prefer to use, then we are happy to work alongside them.
Every Attico Construction conversion in London we complete is tailor-made to customer’s specific needs, so all your requirements will be discussed in detail when you meet with a Attico Construction surveyor and if you only wish to use our construction team, then this is also fine.
We work closely with a group of approved building and loft conversion contractors to deliver our work, all of which have been carefully vetted by the experts at Attico Construction and, in nearly all occasions, have worked with us for a long time.
As a Attico Construction client, you will have a direct contract with one of our approved contractors, with all payments going to the appointed team. Our strict trading agreements with all of our contractors set out how they need to operate, and allow us to effectively manage the whole process. This gives us the control on rare occasions to deal with any issues or problems affectively.

However, we prioritize delivering the best possible service and ensuring that clients are completely satisfied with the proposed changes and plans for their loft conversion before any work begins. Our architectural teams specialize in loft conversions across London. It’s important to note that structural calculations must be completed, and any necessary planning permission secured, before construction can commence.

How quickly can you start building on my property?Attico Construction can begin building your dream loft conversion in as little as 2-4 weeks. During the recent pandemic, these timings may fluctuate due to heavy demand in the market. On average, this is the same time frame, no matter where in London your property is based e.g. North, South and West London. Please note that this timescale is estimated under the assumption that you have all of your project plans, structural designs and party wall notices already in place. If you don’t have these in place, then work on an average 2-3 months to get the plans drawn up, your party wall etc. agreed in time for the construction phase to begin. Attico Construction can cover the whole design and build process; from drawing up the plans, submitting them for approval and then building your loft conversion through our construction teams. If you already have plans and structural calculations in place, we are more than happy to quote for the construction element only.

What is permitted development?Permitted Development allows certain types of home improvements to be carried out without needing full planning permission, as long as they adhere to specific rules and limitations set by government regulations. Below are examples of how Permitted Development applies to loft conversions, basement renovations, and home extensions: Loft Conversion Examples Under Permitted Development Adding a rear dormer to increase headroom, provided the extension does not exceed 40m³ for terraced houses or 50m³ for detached and semi-detached houses. Installing rooflights or Velux windows that do not project more than 150mm from the existing roof plane. Ensuring the conversion does not extend beyond the existing roof’s highest point or alter the front roof slope facing the highway. Basement Conversion Examples Under Permitted Development Converting an existing basement into a habitable space, such as a living room or office, as long as it remains within the existing footprint of the house. Extension Examples Under Permitted Development Building a single-storey rear extension up to 3m for attached houses and 4m for detached houses, as long as it doesn’t exceed 50% of the total land surrounding the property. Adding a two-storey rear extension, provided it is no more than 3m in depth and located at least 7m from the rear boundary. Constructing a side extension that is single-storey, no more than 4m in height, and does not exceed half the width of the original house. For any project that falls outside these conditions, full planning permission will be required. What is the difference between permitted development and planning permission?With planning permission, you are asking the council if your proposed scheme of works for your proposed project is acceptable. It is open to rejection by them and/or your neighbours and will have to follow the local development plan. With permitted development rights, you are asking the council to simply confirm that your scheme fits within the permitted development criteria. The council will issue you a Lawful Development Certificate if they agree. Technically, you are not required to have the Lawful Development Certificate in place before the work starts and, in fact, there is no law stating you have to have it. This means that clients who request it, are able start their project without waiting for the Lawful Development Certificate thus saving time. It is advisable to seek expert advice before assuming your project meets permitted development rights.
