The Essential First Step to Your Dream Project with Attico Construction
At Attico Construction, we know that every successful project starts with a strong foundation, and that begins with our comprehensive site survey. Whether you’re planning a loft conversion to add valuable living space, a home extension to accommodate your growing family, a basement conversion to unlock new functionality, or a complete renovation, the site survey is an essential step to ensure your vision becomes a reality.
What Happens During the Site Survey?
Our experienced team will visit your property to conduct a detailed assessment of your space. This includes gathering accurate measurements, evaluating the structural integrity of the building, and assessing existing architectural features. By understanding the full potential and limitations of your property, we can provide tailored advice and solutions that align with your goals.
We also take the time to understand your vision, lifestyle needs, and budget. Whether you’re looking to transform your loft into a stylish bedroom, expand your kitchen with an extension, or turn your basement into a functional living area, our team will ensure every detail is addressed. We’ll discuss design possibilities, materials, and any potential challenges, such as structural changes, access restrictions, or planning permissions.
Key Areas Assessed During a Site Survey
What Happens During the Site Survey?
A thorough site survey doesn’t just set the foundation for exceptional results—it also ensures a smooth construction process. This stage allows us to identify and address potential challenges early, such as party wall agreements, building regulation requirements, and structural complexities. By tackling these issues upfront, we can avoid delays, minimize costs, and keep your project on track.

For loft conversions, we assess roof structure, head height, and access points. For home extensions, we review property boundaries and ensure compliance with local planning rules. For basement conversions, we examine waterproofing, drainage, and structural stability. Renovation projects benefit from our careful analysis of existing layouts to maximize space and enhance functionality.
Typical Timeline of a Site Survey
During the Quotation phase, we provide a detailed, transparent breakdown of the costs associated with your project, ensuring you have a clear understanding of the financial investment required. This step is informed by the data collected during the site survey and the analysis phase, guaranteeing accuracy and fairness.

Party Wall Agreement
Adding to or renovating your home can be an exciting journey, but it's crucial to understand the rules and regulations that govern property modifications to avoid setbacks. One key aspect that often leaves homeowners puzzled is the concept of party walls. What are they, and how do they work? Understanding party walls and your obligations is essential to ensure a smooth construction process and maintain good relations with your neighbors.

If your property shares a wall with an adjoining property and you plan to carry out works such as an extension, loft conversion, or structural renovations, you may need a party wall agreement. This agreement ensures that both you and your neighbors are protected during the building process. If the shared wall connects on both sides, all affected neighbors must be notified of your plans and give their consent before any work can commence.

The purpose of the agreement is to outline the rights and responsibilities of all parties, preventing disputes and safeguarding the structural integrity of the properties involved. Party wall agreements are a legal requirement under the Party Wall Act 1996 and apply to properties across the UK. Whether you're in a bustling city or a quiet suburb, it's important to address this aspect of your project early in the planning stage.

At Attico, we understand that navigating party wall agreements can be complex. Our team offers expert advice and, if needed, can connect you with certified party wall surveyors to guide you through the process. Ensuring compliance not only protects your project but also fosters a positive relationship with your neighbors, making your renovation or build as seamless as possible.
Party Wall FAQs
What is a party wall?

A party wall is the shared wall between your property and your neighbor’s, with ownership typically divided down the center. It is governed by the Party Wall etc. Act 1996, which ensures that both parties’ rights are protected during building work.

Why do I need a party wall agreement?

A party wall agreement ensures clear communication and legal protection for both you and your neighbors when construction work, such as extensions or loft conversions, impacts the shared wall or nearby properties.

What is a party wall notice?

A party wall notice is a formal notification to your neighbors about your planned works that could affect the shared wall or foundations. This notice must be served at least two months before work begins.

What kind of work requires a party wall notice?

You’ll need to serve a party wall notice for any work involving the shared wall or nearby properties, such as loft conversions, extensions, or excavations within 3-6 meters of an adjoining property.

When should I serve a party wall notice?

The notice should be served at least two months before work starts. It’s advisable to do this early in your planning process, even before securing planning permission, as it’s valid for up to a year.

What happens if my plans change?

If your plans change after serving a party wall notice, you typically won’t need to re-serve it. Simply show your neighbors the revised plans for their acknowledgment.

What if my neighbors don’t agree to the notice?

If your neighbors don’t respond within 14 days, the matter goes into dispute. This requires appointing a party wall surveyor to mediate and determine the boundaries for the work, which can cost approximately £1,000.
